Whether you are purchasing your first rental property, flipping a home, or building a rental portfolio, these tools can help you analyze the numbers before you invest.

Estimate your potential profit or loss on a fix-and-flip project. Factor in the purchase price, renovation budget, financing costs, holding expenses, and expected resale price to evaluate your potential return.

Analyze a rental property’s potential return on investment. Estimate net operating income, annual cash flow after mortgage payments, capitalization rate, cash-on-cash return, break-even occupancy, and projected equity.

Quickly estimate a potential maximum purchase price for a fix-and-flip property using the 70% rule. Factor in the after-repair value (ARV), renovation costs, additional project expenses, and your target profit.

Estimate your mortgage principal and interest, total monthly housing costs, required down payment, loan amount, and estimated cash needed at closing. Adjust interest rates, loan terms, property taxes, insurance, PMI, and HOA fees to compare scenarios.

Evaluate a Buy, Rehab, Rent, Refinance, Repeat (BRRRR) strategy. Estimate total project costs, the potential refinance loan, refinance expenses, cash-out proceeds, cash left invested in the property, new mortgage payments, and estimated equity after refinancing.
