BRRRR Refinance and Equity Calculator

BRRRR Refinance and Equity Calculator

The BRRRR strategy—Buy, Rehab, Rent, Refinance, Repeat—can help real estate investors build a rental portfolio while potentially recovering some of their initial investment. But the numbers need to work before you buy.

Use this BRRRR Refinance and Equity Calculator to estimate your total project costs, potential refinance loan, cash you may recover, money that could remain invested in the property, and estimated equity after refinancing.

Start with a realistic purchase price, renovation budget, and after-repair value (ARV). Then adjust the refinance loan-to-value percentage and estimated fees to explore different scenarios. These results are planning estimates, not a guarantee of lender approval or cash-out proceeds.

How to Interpret Your Results

Cash left in the deal: This estimates how much of your original cash investment remains tied up after a successful refinance. A smaller positive amount means more of your cash has been recovered.

Equity after refinance: This is the estimated difference between the property’s after-repair value and the new loan. Equity is not the same as cash in your bank account.

Repeat potential: Recovering capital may make it possible to use some of that money toward another investment. Actual results depend on lender approval, property performance, reserves, and your overall financial position.

Important disclaimer: This calculator is for educational and preliminary planning purposes only. It assumes the existing purchase loan payoff equals the original loan amount, with no principal reduction, and does not calculate interest accrued, interim loan payments, or a time-based payoff balance. It also assumes the refinance loan is based on the ARV and LTV entered. Actual lender requirements may include seasoning periods, appraisal requirements, debt-service coverage, credit and income review, reserves, and limits on cash-out proceeds. Taxes, insurance, vacancy, maintenance, rental income, selling costs, and other operating expenses are not included in the mortgage payment estimate. Verify all assumptions with qualified lending, tax, legal, and real estate professionals.
