The Six-Month Home Buying Plan
Six months can make a big difference when you’re preparing to buy a home.
You don’t need to panic.
You need a plan.
Here’s where I’d focus your attention.
MONTH 6
Get Clear on Your Numbers
Start with the financial picture.
Review:
- Income
- Monthly expenses
- Debt
- Credit
- Savings
- Down payment
- Closing costs
- Emergency savings
Your goal isn’t to find the most expensive house you can qualify for.
Your goal is to find a home you can afford without making yourself miserable every month.
MONTH 5
Start Improving What You Can
If your credit needs work, start now.
If you have high-interest debt, make a plan.
If you’re not saving consistently, create a system.
Small improvements over several months can be much more useful than trying to fix everything at the last minute.
Avoid making unnecessary financial moves.
Before opening new credit, financing a major purchase or making a large financial change, talk with your lender if you’re already preparing for a mortgage.
MONTH 4
Talk to a Lender
It’s time to understand your mortgage options.
A qualified lender can help you determine:
- Potential loan programs
- Estimated price range
- Estimated monthly payment
- Down payment requirements
- Closing costs
- Documentation requirements
Remember:
Preapproval tells you what you may be able to borrow. It doesn’t tell you what you should spend.
MONTH 3
Define Your Home
Now let’s talk about the actual house.
Make three lists:
MUST HAVE
Things you genuinely need.
WOULD LIKE
Things that would be great but aren’t deal breakers.
NO THANK YOU
Things you’re unwilling to compromise on.
This will help prevent one beautiful kitchen from making every other consideration disappear.
MONTH 2
Start Watching the Market
Now you can start paying attention to what’s actually available.
Look at:
- Prices
- Neighborhoods
- Property taxes
- Home styles
- Condition
- Time on market
- What sells quickly
- What sits
You’re learning the market before you have to make a decision.
That’s valuable.
MONTH 1
Get Ready to Act
Now we’re getting serious.
You should have:
☐ Financing understood
☐ Search criteria established
☐ Preferred areas identified
☐ Savings organized
☐ Documents ready
☐ Expectations realistic
At this point, we’re not just browsing.
We’re watching for the right opportunity.
REMEMBER
You don’t have to buy the first house you see.
You don’t have to compete for every house.
You don’t have to spend your maximum approval.
And you don’t have to apologize for walking away when something doesn’t make sense.
The goal isn’t simply to become a homeowner.
The goal is to become a homeowner without losing your financial peace in the process.
