Getting to know Lemont

Lemont is a historic village in northeastern Illinois, approximately 28 miles southwest of downtown Chicago. It is especially known for its connection to the Illinois and Michigan Canal, its limestone quarrying history, rolling terrain and distinctive historic downtown. The village’s setting along the Des Plaines River Valley and its historic buildings give Lemont a character that stands apart from many Chicago suburbs.

The community was settled in 1836 during construction of the Illinois and Michigan Canal and incorporated in 1873. The canal brought workers and new residents to the area, while the discovery of high-quality limestone helped establish quarrying as a major local industry. Lemont limestone was used in notable buildings throughout the region. Today, the village continues to preserve its historic character while supporting residential neighborhoods, local businesses, parks and recreational spaces.

A note about Lemont addresses: The Village of Lemont spans Cook, DuPage and Will Counties. A Lemont mailing address does not automatically confirm that a property is inside the incorporated Village or which county, taxing districts or service providers apply. Always confirm the actual jurisdiction and county for a specific property before relying on municipal services, taxes, permits or school information.

Lemont subdivisions and neighborhoods

Lemont offers a wide range of residential settings. You’ll find historic homes closer to downtown, established neighborhoods, townhome communities, newer developments and larger custom homes. Some neighborhoods feature wooded surroundings, golf-course settings or larger lots, while others offer attached-home living and lower-maintenance options.

The alphabetical directory below includes subdivision names appearing in the Lemont MRED closed-sale export supplied for this guide. Some names may represent phases, condominium communities, attached-home developments or commonly used neighborhood labels rather than separate legal subdivisions. The property address and recorded documents should be used to confirm the exact development.

Before choosing a neighborhood: Compare more than the name. Home style, age, lot size, association rules, monthly assessments, taxes, school assignments and amenities can vary—even within a development. Always review the individual property and its documents.

The MRED subdivision field is a useful starting point, but it is not a complete municipal subdivision map. A blank or inconsistent field does not mean a home is outside a neighborhood.

A note about neighborhood sales data: We compile market snapshots using available closed-sale records and subdivision information. Occasionally, a listing arrives without a subdivision name—or with details that were never filled in by the listing agent. When we cannot confidently identify the neighborhood, that sale may be left out of that subdivision’s statistics. We can only work with the information that makes it into the system! We make every effort to keep this information accurate and current, but these figures are general market snapshots, not appraisals or guarantees of value.

The supplied export includes 128 detached-home sales and 44 attached-home sales. The average closed sale price across all detached homes in the export was $762,198; the average across all attached homes was $514,719. These overall averages include records without a subdivision name. Subdivision averages include only the qualifying sales identified with that subdivision in the export.

The supplied report does not include a clearly identifiable closing-date field for assigning exact calendar dates to the reporting period. These figures are a snapshot of the records provided, not a verified rolling six-month report. Vacant land and multi-unit transactions are excluded from the detached and attached home averages. No sale counts are displayed in the subdivision tables.

When reviewing a home in Lemont, remember that neighborhood averages are only one piece of the picture. Square footage, condition, renovations, lot size, location, age, layout and the type of property all influence value. A townhome should not automatically be compared with a detached home simply because both are in the same named area.

Buying or selling a home in Lemont?

Choosing a home is about more than the town name or subdivision. Property condition, layout, lot size, taxes, school assignments, municipal services, nearby conveniences and recent comparable sales all deserve a closer look. In Lemont, it is especially important to confirm the county and local jurisdiction because the Village extends across Cook, DuPage and Will Counties.

A neighborhood average can be a useful starting point, but it does not tell the whole story of an individual property. Square footage, condition, renovations, lot size, location, age and property type all influence value.

Whether you’re buying your first home, moving up, downsizing or preparing to sell, having someone who understands the local market can help you make informed decisions.
