Getting to know Orland Hills

Orland Hills is a small southwest suburban village in Cook County, surrounded by the larger communities and commercial areas of Orland Park and Tinley Park. Its residential character, neighborhood parks and local recreation facilities give it a distinct small-village feel while keeping residents close to a wide range of shopping, dining, services and commuter routes.

The village began as Westhaven, incorporated in 1961. In 1986, the community changed its name to Orland Hills to more clearly identify its connection to Orland Township and the surrounding Orland area. Its story is one of suburban growth, neighborhood development and the transformation of former farmland into an established residential community.

A note about mailing addresses: A mailing address that says Orland Hills does not, by itself, establish every municipal, school or taxing-district boundary. Before purchasing a home, verify the exact property’s municipal jurisdiction, tax districts, services and school assignments.

Six-Month Rolling Closed-Sale Market Snapshot

This snapshot separates detached single-family homes from attached homes. The supplied records include 24 detached sales and one attached sale. The subdivision averages below reflect the qualifying records with a subdivision name in the export or an address-level match supplied for this guide. The export did not provide a clearly identifiable closing-date field for independent date-range verification.

Market data disclaimer: We compile market snapshots using available closed-sale records and subdivision information. Occasionally, a listing arrives without a subdivision name—or with details that were never filled in by the listing agent. When we cannot confidently identify the neighborhood, that sale may be left out of that subdivision’s statistics. We can only work with the information that makes it into the system! We make every effort to keep this information accurate and current, but these figures are general market snapshots, not appraisals or guarantees of value.
