My job is to make the process easier to understand, help you make smart decisions, and be honest with you about what I see—even when the answer isn’t necessarily the one you were hoping for.

I don’t believe your home should be treated like just another number on a spreadsheet.

And I don’t believe the price of your home determines how much attention you deserve.

Whether your home is worth $300,000 or $900,000+, you deserve the same level of preparation, strategy, communication and care.

How I Work

I believe the best results start before the listing ever goes live.

That means walking through your home with you, looking at the details buyers are going to notice, talking honestly about what is worth doing—and what isn’t—and developing a strategy based on your home, your goals and what the market is actually telling us.

Then we build the listing around that strategy.

Pricing.

Preparation.

Photography.

Marketing.

Showing strategy.

Communication.

Negotiation.

And paying attention to what happens once we’re on the market.

I’m not interested in simply putting a sign in your yard and hoping for the best.

I want to know why we’re doing what we’re doing.

You’ll Get the Good, the Bad and the Ugly

I’m not going to tell you everything is wonderful just because you’re my client.

If the price is too high, I’ll tell you.

If I think something needs to be changed before we take photographs, I’ll tell you.

If buyers keep making the same comment, we’ll talk about it.

And if I think you’re about to spend money on something that isn’t going to help you sell your home, I’ll tell you that too.

You hired me for my experience and judgment.

You should get the real thing.

My goal isn’t to tell you what you want to hear. It’s to give you the information you need to make smart decisions.

I’ve been working in real estate since 2012, and I’ve spent years learning the business from every angle.

I’ve worked with homeowners, buyers, contracts, negotiations, marketing, inspections, lenders, closings and all of the unexpected things that can happen between “Let’s list it” and “Here’s your check.”

I’ve also spent a lot of time learning about marketing.

And I mean a lot.

I’ve taken more than 50 marketing classes because I believe marketing a home isn’t something you should stop learning about.

How people search.

What gets attention.

How buyers perceive value.

What makes someone stop scrolling.

What makes them schedule a showing.

What makes them make an offer.

Real estate changes. I keep learning with it.

Real Estate, But Make It Human

I’m not interested in making the home-selling process more complicated than it needs to be.

You shouldn’t need a dictionary to understand your transaction.

You shouldn’t be afraid to ask questions.

And you shouldn’t have to wonder what’s happening with your own house.

I’ll explain things.

I’ll answer questions.

I’ll tell you what I think.

And occasionally, when the situation calls for it, I’ll probably make you laugh.

Because selling your house is serious.

It doesn’t have to be miserable.

I love the strategy side of real estate.

I love looking at a house and seeing what other people might miss.

I love figuring out how to position a property.

I love marketing.

I love negotiating.

And I really love helping someone go from:

“I have no idea where to start.”

to:

“Okay. I can do this.”

That’s the part of this business that never gets old.

A Little More About Karyn

I’m a real estate broker, an author, a longtime marketer and someone who has spent a lot of years talking to people from all walks of life.

I’ve also spent more than 20 years in hospitality, which taught me something that has served me very well in real estate:

People remember how you made them feel.

They remember whether you listened.

Whether you answered the phone.

Whether you told them the truth.

Whether you made a stressful situation a little easier.

And whether you were actually there when they needed you.

That’s how I want to do business.

My Philosophy Is Pretty Simple

Tell the truth.

Do the work.

Pay attention.

Keep learning.

Treat people the way you’d want to be treated.

And when things get stressful?

Have a sense of humor.

Because sometimes that’s the only thing standing between you and a complete meltdown. 😂
