Every transaction is different, but here’s what you can generally expect over the next few weeks.
π Step 1 β You’re Under Contract!
Celebrate!
Take a deep breathβyou’ve accepted an offer!
Now the behind-the-scenes work begins.
During this stage we’ll monitor deadlines, communicate with the buyer’s agent, title company, lender, and attorney (if applicable), while keeping everything moving toward a successful closing.
π Step 2 β Home Inspection
The buyer will usually schedule a home inspection.
Remember…
Almost every inspection finds something.
Don’t panic.
We’ll review any repair requests together and decide the best response before making any decisions.
β No surprises.
β No pressure.
We’ll work through it together.
π¦ Step 3 β Appraisal (if needed)
If the buyer is obtaining financing, the lender will usually order an appraisal.
Most appraisals go smoothly.
If an issue comes up, we’ll discuss your options and decide together on the best path forward.
π Step 4 β Final Details
During this time we may be coordinating:
β’ Title work
β’ Loan approval
β’ Repair receipts
β’ Utility information
β’ Closing documents
β’ Final scheduling
Most of this happens behind the scenes.
I’ll keep you updated if I need anything from you or with any updates.
π¦ Step 5 β Getting Ready to Move
This is a great time to:
β Continue packing.
β Schedule movers.
β Transfer utilities.
β Notify the post office.
β Gather warranties and manuals.
β Collect garage door openers, mailbox keys, and spare keys.
The more you accomplish now…
The easier moving week will be.
πΆ Step 6 β Final Walkthrough
The buyer will usually complete one final walkthrough shortly before closing.
They’re simply confirming:
β Repairs were completed (if applicable)
β The home is in the agreed-upon condition
β Included items remain with the home
β Everything is ready for closing
This is usually a quick visit.
βοΈ Step 7 β Closing Day!
Today is the day!
You’ll sign your final paperwork.
The buyer will sign theirs.
Funds will be transferred.
Ownership officially changes hands.
Congratulations!
You did it!
π‘ Before You Leave Your Home One Last Time
Take a few minutes to make sure you’ve completed these final tasks:
β Remove all personal belongings.
β Wipe down kitchen and bathroom counters.
β Empty the refrigerator.
β Empty all trash cans.
β Vacuum or sweep floors.
β Leave appliance manuals.
β Leave garage door openers.
β Leave mailbox keys.
β Leave extra house keys.
β Leave warranty information.
β Double-check closets, cabinets, attic, basement, crawl space, garage, and storage sheds.
β Turn off lights.
β Lock all doors.

Congratulations!
